KENT

Kent’s location between London and the continental Europe has led to its being in the front line of several conflicts, including the Battle of Britain during World War II. East Kent was named Hell Fire Corner during the conflict. England has relied on the county’s ports to provide warships through much of the past 800 years; the Cinque Ports in the 12th–14th centuries and Chatham Dockyard in the 16th–20th centuries were of particular importance to the country’s security. France can be seen clearly in fine weather from Folkestone, and the iconic White Cliffs of Dover.

Because of its abundance of orchards and hop gardens, Kent is widely known as “The Garden of England” – a name often applied when marketing the county or its produce, although other regions have tried to lay claim to the title.[1][2] Major industries in the north-west of Kent have included cement, papermaking, and aircraft construction, but these are now in decline. Large parts of Kent are within the London commuter belt. South and East Kent rely on tourism and agriculture. Coal mining has also played its part in Kent’s industrial heritage

HISTORY

The area has been occupied since the Palaeolithic era, as attested by finds from the quarries at Swanscombe. The Medway megaliths were built during the Neolithic era. There is a rich sequence of Bronze Age, Iron Age, and Roman era occupation, as indicated by finds and features such as the Ringlemere gold cup and the Roman villas of the Darent valley.[3]

The modern name of Kent is derived from the Brythonic word Cantus meaning “rim” or “border”. This describes the eastern part of the current county area as a border land or coastal district. Julius Caesar had described the area as Cantium, or home of the Cantiaci in 51 BC.[4]

The extreme west of the modern county was occupied by Iron Age tribes, known as the Regnenses. It is possible that another ethnic group occupied what is now called The Weald and East Kent. East Kent became a kingdom of the Jutes during the 5th century[5] and was known as Cantia from about 730 and as Cent in 835. The early medieval inhabitants of the county were known as the Cantwara, or Kent people. These people regarded the city of Canterbury as their capital.[6]

In 597, Pope Gregory I appointed Augustine as the first Archbishop of Canterbury. In the previous year, Augustine successfully converted the pagan King Æthelberht of Kent to Christianity. The Diocese of Canterbury became Britain’s first Episcopal See and has since remained Britain’s centre of Christianity.[7]

In the 11th century, the people of Kent adopted the motto Invicta, meaning “undefeated”. This naming followed the invasion of Britain by William of Normandy. The Kent people’s continued resistance against the Normans led to Kent’s designation as a semi-autonomous County Palatine in 1067. Under the nominal rule of William’s half-brother Odo of Bayeux, the county was granted similar powers to those granted in the areas bordering Wales and Scotland.[8]

During the medieval and early modern period, Kent played a major role in several of England’s most notable rebellions, including the Peasants’ Revolt of 1381, led by Wat Tyler,[9] Jack Cade‘s Kent rebellion of 1450, and Wyatt’s Rebellion of 1554 against Queen Mary I.[10]

The Royal Navy first used the River Medway in 1547. By the reign of Elizabeth I (1558–1603) a small dockyard had been established at Chatham. By 1618, storehouses, a ropewalk, a drydock, and houses for officials had been built downstream from Chatham.[11]

By the 17th century, tensions between Britain and the powers of the Netherlands and France led to increasing military build-up in the county. Forts were built all along the coast following the raid on the Medway, a successful attack by the Dutch navy on the shipyards of the Medway towns in 1667.[12]

The 18th century was dominated by wars with France, during which the Medway became the primary base for a fleet that could act along the Dutch and French coasts. When the theatre of operation moved to the Atlantic, this role was assumed by Portsmouth and Plymouth, with Chatham concentrating on shipbuilding and ship repair. As an indication of the area’s military importance, the first Ordnance Survey map ever drawn was a one-inch map of Kent, published in 1801.[13] Many of the Georgian naval buildings still stand.

In the early 19th century, smugglers were very active on the Kent coastline. Gangs such as The Aldington Gang brought spirits, tobacco and salt to the county, and transported goods such as wool across the sea to France.[14]

In 1889, the County of London was created and the townships of Deptford, Greenwich, Woolwich, Lee, Eltham, Charlton, Kidbrooke and Lewisham were transferred out of Kent and in 1900 the area of Penge was gained. Some of Kent, notably Dartford, is contiguous with Greater London.

During World War II, much of the Battle of Britain was fought in the skies over the county. Between June 1944 and March 1945, over 10,000 V1 flying bombs, known as “Doodlebugs”, were fired on London from bases in Northern France. Many were destroyed by aircraft, anti-aircraft guns, and barrage balloons, yet both London and Kent were hit by around 2,500 of these bombs.

After the war, Kent’s borders changed several more times. In 1965 the London boroughs of Bromley and Bexley were created from nine towns formerly in Kent.[15][16] In 1998, Rochester, Chatham, Gillingham, and Rainham left the administrative county of Kent to form the Unitary Authority of Medway. During this reorganisation, through an “apparent” administrative oversight, the city of Rochester, lost its official city status.[17]

Selling Or Buying a Home in Kent ?

Selling or Buying a Home in Kent

Whether you are trying to make that first step onto the property ladder, if your selling or buying a home in Kent and your desperate to move into your dream home in Kent or looking to sell up or down, you will have to face the fact that you will most likely have to deal with an estate agent in Kent.

Dealing with estate agents in Kent when Selling Or Buying a Home in Kent can be a veritable minefield of dishonesty and hidden costs when Selling or Buying a Home in Kent and despite the property market seemingly stuck in recovery mode due to the economic downturn, complaints about estate agents are still being measured in their thousands.

In fact, the Property Ombudsman – an independent service that resolves disputes between consumers and sales and lettings agents – saw a 40% spike with people Selling or Buying a Home in Kent, in cases in the first quarter of 2010 compared to the same period in 2009.

But exactly how do estate agents in Kent let down buyers and sellers when they are Selling Or Buying a Home in Kent , and what can be done to prevent such instances?

Most complaints materialise as a result of misleading information, bad advice, sneaky terms and conditions hidden in the small print and plain old unprofessionalism.

There are many things that could go wrong so it is imperative that you keep your wits about you and do as much as you can to prevent engaging the services of a dodgy estate agent when you are Selling or Buying a Home in Kent.

Should you end up with a bad agent, you could find your dreams shattered when you are Selling or Buying a Home in Kent and your bank account relieved of thousands of pounds with nothing to show for it but weeks of stress and disappointment when you are Selling or Buying a Home in Kent.

How to find a reputable estate agent in Kent if your Selling Or Buying a Home in Kent

The first thing to do before engaging the services of any estate agent is to ensure they are properly accredited.

The majority of estate agents are members of either The Property Ombudsman (TPO) or the National Association of Estate Agents (NAEA) and should be registered by the Office of Fair Trading-approved Estate Agents Redress Scheme.

With the appropriate accreditation, you can be sure that any complaint you make against your agent will be reviewed properly in line with the relevant code of practice.

Also, do not be afraid to ask agents how long they have been in the industry for and how much training they’ve had when it comes to Selling Or Buying a Home in Kent. Working with a seasoned and experienced professional will certainly help your peace of mind.

If your estate agent is not affiliated with any recognised bodies or is dangerously under-qualified, then they are simply not worth the trouble. Would you really risk tens of thousands of pounds of your money and your biggest asset with someone you can’t trust?

Common estate agents complaints if your selling or buying a home in Kent and how to avoid them

There are many things that can go wrong when dealing with realtors, this list will help you identify and hopefully avoid the most common causes of complaints.

Be on your guard when an agent values your home much higher than expected when your Selling or Buying a Home in Kent. This may be a ploy into getting you to give them sole instruction to sell your property only to later reduce the asking price.

Trustworthy agents should be members of the Royal Institution of Chartered Surveyors and adhere to written guidelines on valuations. Ask them to run through the process with you and show you “comparables”- prices of similar properties in your area that have sold recently.

Ensure all details and particulars of your home are correct and professionally-done when your Selling or Buying a Home in Kent. Inaccurate details of your home, the slow appearance of particulars on paper and on the web, and poor-quality photos are common complaints made against estate agents. If you’re not satisfied with the agent’s brochure then hand it back to them and suggest what they change.

Check and double-check the estate agent’s fees. Closely scrutinise the agent’s fees to see what they cover and if there are any hidden extras when you are Selling or Buying a Home in Kent . The Estate Agent’s Act 1979 requires details of all fees and charges, including agency fees to be disclosed prior to instruction. These may be in the small-print so ensure you check all agreements carefully when Selling Or Buying a Home in Kent.

Is publicity included? You may end up paying more for publicity if you don’t check what is included in the basic agent’s fee. It can cost £75 for a small picture in a local paper and you don’t want to be stuck with just a sheet in their branch window and a website entry when you are Selling Or Buying a Home in Kent.

Make sure the agent turns up to viewings. Agents’ failure to turn up to viewings is a very common complaint when Selling Or Buying a Home in Kent. Specify beforehand if and when you want the agent to accompany potential buyers on viewings.

Don’t take the estate agent’s in-house mortgage advice as gospel. You could end up paying way over the odds for a mortgage if you don’t shop around and consult other brokers. Also bear in mind that it is illegal for an agent to pass your financial details onto any third parties.

Get assurances from the agent that potential buyers can afford your home. Realtors frequently fail to ensure that potential buyers have the means to pay for sellers’ homes. Insist that the agent presses the buyer to produce evidence that they have the means to fund the transaction e.g. a letter from a mortgage lender stating that sufficient funds are in place. This will filter out time-wasters and avoid sales falling through at a late stage.

Look out for the “For Sale” board and make sure that the estate agent removes their sign once the transaction is completed when your Selling or Buying a Home in Kent, or at least keep it up to date if a sale has been agreed.

Some estate agents have even been criticised for leaving signs outside homes on the books of rival agents to steal their customers. Any such shenanigans may hinder the sale of your home.

Ensure the estate agent keeps you up to date on the progress of Selling Or Buying a Home in Kent. Some agents fail to keep sellers up to date with details such as feedback after viewings and whether any offers have come in, this can cause delays to the sale. Hassle your estate agent to keep you informed on every aspect of the sale process.

Watch out for this common ruse too…

Another great cause for consternation when Selling Or Buying a Home in Kent is some estate agents’ attempts to claim commission on a sale when Selling or Buying a Home in Kent even when they were not directly involved in the transaction on the basis that they introduced the buyer.

In a recent court case, the judge ruled that when an estate agent makes a claim for commission, they must prove they were the effective cause of the sale. In other words, they must have introduced the purchaser to the purchase, not merely introduce them to the property.

In addition, agents who are members of the TPO or NAEA have no right to commission if you withdrew their instruction more than six months before the sale.

Those who are not part of these bodes, however, can claim up to six years so be wary.

Some estate agent contracts contain a clause which states that if the agent finds a ‘ready, willing and able’ purchaser, then they have right to claim commission regardless of whether you sold your property to that purchaser or not.

The best way to avoid this is to not sign this type of agreement in the first place, so, again, it is highly advisable to inspect the small print carefully, so beware if your selling or buying a home in Kent

Cancelling your estate agent if your selling or buying a home in Kent

If you’ve changed your mind about selling your home, or had enough of a dishonest and unprofessional estate agent, you are entitled to cancel your agreement with the agent.

If you have entered into a “sole selling” agreement you must wait until the notice period elapses before you are free of the agent.

If you have a “sole agency” agreement when your Selling or Buying a Home in Kent then you will again be subject to a notice period. Take care to avoid instructing another agent during this period, because if they find a buyer for your property you may have to pay commission to the original agent on top of the commission to the new one.

Cancelling is a relatively straightforward process when Selling or Buying a Home in Kent . Simply call the agent – making a note of the time of the call and who you speak to – and explain to them you wish to give notice that you’re withdrawing the instruction for them to sell your property with immediate effect. You do not have to give them a reason as to why you’re cancelling. Follow up the call with written confirmation of the cancellation.

Good Luck with your Selling or Buying a Home in Kent.

House For Sale in Kent

We hope that you will find a House For Sale in Kent via our website.

We can help you find that house for sale in Kent

If you watch Tv Shows about home-buying, and you’d think it takes half an hour: look at three, pick one: done.

But buying a house for sale in Kent in real life isn’t that simple. One thing that can make life easier, however is by hiring the right help.

So before you start looking at houses, look for the right professional. The first pro you need – at least if you’re borrowing money – is a mortgage expert. How can they help with you buying a house for sale in Kent ?

There job is not only to get you the best rate and terms available, it’s to walk you through the loan process, to get you approved for a mortgage upfront so before you go shopping for a house for sale in Kent , you’ll know what the interest rate is, what the payment is, what the cash to close…

How do you pick the right person for the job ? The same way you’d pick anyone from a doctor to a plumber: ask questions. Get referrals from friends or Google. Make a list, then start asking about experience. Talk to several: see who gives the best answers.

You might also get a referral from the second pro you need for your team: an estate agent who has houses for sale in Kent.

You can buy without one, but they can be super helpful. Talk to a few…here’s what to ask…

Questions like how long have you been an estate, how many transactions have you been involved in in the last 6 months. Please give me your evaluation of the market.

Compare the answers you get to these and other questions – in short order, you’ll form an educated opinion of who’s best estate agent to have a house for sale in Kent.

You don’t pay for these pros – at least not directly. But since they both make a living from commissions, it also pays to stay involved and understand everything that’s happening. Don’t ever stop asking questions.

Bottom line? Success is often a team effort. So before you look for a house for sale in Kent get your team together.
